- Ask your agent to prepare a market analysis and review it with you. Make sure that you and your agent agree on how each of the key features of your home will translate to attract the right buyer in the market.
- Hire an the agent that has a great track record AND is an excellent communicator. The #1 complaint that homeowners make, is that once the home was listed, they didn’t hear from their agent again. Poor communication in your transaction results in a lot of frustration, even for the seasoned homeowner.
- It’s easy to hire the agent that quoted you the highest price for your home. Don’t fall into this trap. A great agent will always quote you the real price your home will sell for and allow some room for negotiations. The agent that overpriced your home will be back quickly to tell you it’s time to reduce the price and this often results in selling the home for less than you should have. Remember, as Days on the Market (DOM) goes up, price comes down in the buyers minds.
- If you want to sell the home for top dollar in the shortest amount of time, stage the home. It may not seem as important in a market low on inventory, yet it matters. When inventory is low and your home looks terrific, you often attract multiple buyers. Multiple buyers often means a higher selling price. Resist the urge to skip this important step.
